The Building Maintenance Mechanic (Shift) is located in Toronto and typically reports directly to the Facility Supervisor. Their primary focus is general building maintenance.

Duties and responsibilities include but are not limited to:

  • Services, tests, repairs maintains and monitors physical equipment throughout the complex in accordance with the preventative maintenance schedule.

  • Assists in troubleshooting building related problems in order to assess situation (and or solves to the best of ability) to provide report of condition to site supervisor

  • Participates in isolations for maintenance or other contractors installation work

  • Works in conjunction with Building Control Center Operations. Assist other maintenance/security personnel as required

  • Daily inspection of base building mechanical and electrical rooms and other locations as identified by site supervisor or manager

  • Assist with safety duties and fire system inspections capturing required information in CMMS system

  • Responds and assists to emergency or urgent situations within the building. Participates in fire drills and training of fire system

  • Work in a safe manner, including placement of any warning signs necessary to inform staff, tenants and the public of potential hazards

  • Participate in training programs;

  • Apply the knowledge to the work to be performed;

  • Assess the hazards in the work area and on the work that is being performed and implement controls;

  • Comply with HSE policies, procedures, rules, regulations, and guidelines from the Black and McDonald HSE handbook;

  • Report all injuries, incidents, unsafe acts / conditions and near-misses to Supervisor immediately;

  • Use, care for, and maintain personal protective and safety equipment as required for the specific duties assigned;

  • Exercise their right to refuse unsafe work and their obligation to stop all unsafe work and take corrective action as necessary.

  • Co-operative problem solving between with site supervisor or manager. This can also include the co-operation of the contributive groups, such as the JHSC, or the health and safety staff; and if necessary, this should go all the way up to local or executive management;

  • Maintain maintenance log and records

  • Greasing and oiling of moving parts

  • Packing of pumps, tightening leaking valves and couplings etc.

  • Recording details of shift operations, water tests, fuel and steam quantities, major and minor repair needs, action taken, action necessary on the next shift etc.

  • Assist in the preparation of maintenance program

  • Ability to perform minor repairs as required

  • Complete monthly PM’s assigned

  • Ensure cleanliness of equipment and surroundings

  • Assist in completing weekly fire pump and monthly generator tests

Service equipment which may include but not limited to the following

  • Repairs to Fans, fan coil units, motors, dampers, valves, actuators, belts, sheaves, bearings, shrouds, compartmentalized units, VAV boxes, linkages, all filters, coils, condensate pans

  • Automatic float controls and safety controls (pneumatic and electronic) pumps (heating/cooling, oil, sewage sump and bilge) related piping and valves, flow switches

  • Complete PM tasking identified through the onsite CMMS systems and advise on all maintenance issues present

  • Follows preventative maintenance program to inspect, maintain, adjust, clean, lubricate and replacement of components as requires

  • Water conditioning equipment including charcoal filters, pot feeders, feed pumps and controls

  • Induction units, nozzles, screens, condensate drip pans, unit covers, thermostats, sensing valves

  • Cushion and expansion tanks

  • Other duties assigned and approved by B&M and or customer

EDUCATION REQUIREMENTS

  • BES 1&2 or valid trade certificate/license

WORK EXPERIENCE REQUIREMENTS

  • A minimum of 5 years’ experience in all aspects of physical plant operations and maintenance.

  • Working knowledge of building services including air conditioning, refrigeration and electrical and mechanical equipment controls and systems.

SKILLS, ABILITIES, AND OTHER REQUIREMENTS

  • Due to many mandatory vaccination requirements at client projects / facilities, in order to provide substantial employment by ensuring compliance with our client’s mandates, the successful candidate will be required to validate full vaccination prior to hire.

  • Knowledge of the Health and Safety Act and all applicable CSA Codes.

  • Must be able to speak, read & write in English.

  • Must work in compliance with the provisions of the Occupational Health and Safety Act and the regulations including but not limited to: use or wear of equipment or protective devices or clothing for safety purposes, report any known contravention of this Act or regulations or the existence of any hazards.

  • Excellent verbal and written communications skills required.

  • Follow instructions both written and verbal.

  • Maintains clear and courteous two way radio and/or phone etiquette.

  • Must be able to lift up to 30 kg (bending and lifting is required).
